NSW builder renewal steps

NSW has separate renewal routes for Home Building Act contractor licences and supervisor certificates, and for Design and Building Practitioners registrations. Start by matching the exact credential and holder on your card or record; the steps below do not substitute for one another.[2][7][10]

This is general information, not legal advice or a licence decision. Check the official record and follow the instructions for your credential and registration class.

Check a builder or tradesperson licence

Choose the matching credential

  • Individual building contractor licence: use the individual renewal route.[3]
  • Company or partnership building contractor licence: use the entity renewal route.[4][11]
  • Qualified supervisor certificate: use its separate certificate renewal route.[5][6]
  • Building practitioner registration for regulated buildings: use the individual or body corporate registration route that matches the record.[7][8][9][10]

These NSW credentials have different purposes

An individual or company/partnership contractor licence authorises its holder to contract for the work categories on the licence. A company or partnership must also have a nominated qualified supervisor. A qualified supervisor certificate is held by an individual and covers supervising and carrying out work in its stated scope; it does not authorise the holder to contract or advertise for work.[6][11][14]

Building practitioner registration is a separate Design and Building Practitioners Act credential for work on regulated buildings, currently class 2, certain class 3 and class 9c buildings, including relevant mixed-use buildings. A valid Home Building Act licence does not replace that registration when it is required.[7][10]

For a contractor or tradesperson licence record, open the Service NSW checker, select “Check online”, enter an available search detail, then select the search icon. Building practitioner registration renewal pages also link to Verify NSW to check registration details.[1][8][9]

Renew an individual building contractor licence

When the renewal notice arrives, have the licence number, the notice’s renewal number or your full personal details, and fee payment ready. The Service NSW sequence is to select “Renew online”, select “Next”, then follow the prompts to complete the application and payment.[3]

  1. Open the official individual contractor licence renewal transaction.[3]
  2. Check online renewal eligibility and prepare the licence details and payment.[2][3]
  3. Select “Renew online”, select “Next”, and follow the application prompts.[3]

You cannot renew online if you want a CPD exemption or need to change the licence beyond contact details and address. The broader Building Commission NSW guidance also directs applicants with matters to declare, including criminal charges, insolvency, complaints or compliance issues, to renew in person at a Service NSW Centre. Building Commission NSW assesses the application and notifies you of its result.[2][3]

Renew a company or partnership contractor licence

This licence belongs to the company or partnership, not to its nominated supervisor. The entity renewal notice arrives several weeks before expiry. The renewal route accepts the licence number, the renewal number on the notice or the stated personal details, plus fee payment. Renew online by following the prompts, or take the renewal notice and payment to a Service NSW Centre.[4][11]

  1. Open the company or partnership contractor licence renewal transaction.[4]
  2. Have the entity’s licence and renewal details and fee payment ready.[4]
  3. Follow the online prompts, or renew in person with the notice and payment.[4]

Building Commission NSW assesses the application and sends the outcome after assessment. If it requests more information, processing may take longer. The company or partnership must keep an acceptable nominated qualified supervisor for the licence categories it holds.[4][11]

Renew a qualified supervisor certificate

Use the dedicated qualified supervisor certificate transaction. It asks for the licence number, the renewal number on the notice or full personal details, and payment. The online steps are to check eligibility, select “Renew online”, and follow the prompts. If you want a CPD exemption or a licence change beyond contact details and address, renew in person at a Service NSW Centre.[2][5]

  1. Open the qualified supervisor certificate renewal transaction.[5]
  2. Check its eligibility rules and prepare the certificate details and payment.[5]
  3. Select “Renew online” and follow the prompts, or visit a Service NSW Centre.[5]

This is not the individual contractor licence route. A qualified supervisor certificate authorises work and supervision within the certificate’s scope, while a contractor licence authorises contracting or advertising for its licensed work.[3][6]

Renew an individual building practitioner registration

The individual building practitioner classes include general, general (low rise), general (medium rise), and body corporate nominee classes (including low-rise and medium-rise variants). The applicable class depends on the registered role and building scope; this is separate from renewing a Home Building Act contractor licence or supervisor certificate.[7][10]

Service NSW says eligible individuals need to be at least 18, complete the approved continuing professional development requirements, meet the requirements to work on regulated buildings and hold the required insurance. Have the registration number, renewal number, CPD evidence and fee payment ready. To renew, gather the documents, select “Renew online”, sign in to the MyServiceNSW Account, then follow the prompts.[8]

If your name or contact details changed, lodge the Building Commission NSW change of details form before starting the renewal application. An expired registration cannot be used to make declarations or lodge regulated designs.[8]

Renew a building practitioner registration held by a body corporate

The body corporate has its own registration and renewal route; its nominated individual building practitioner has a separate individual registration. The director or public officer uses the body corporate renewal notice. The required details are the registration number, renewal number, body corporate details and fee payment. Sign in to the MyServiceNSW Account used for the registration and follow the prompts.[9][10]

The body corporate renewal eligibility page also requires the criteria for the relevant body corporate registration and the required insurance cover. If the entity name or ABN changed, lodge the change of details form first; an ACN update requires a new application. An expired registration cannot be used to make declarations or lodge regulated designs.[9]

Renew before expiry; use the matching restoration route if late

Building Commission NSW says renewal forms are sent several weeks before expiry, but the holder remains responsible for renewing on time. A licence, certificate or registration that is not renewed by its due date expires. Keep any relevant CPD up to date.[2]

  • Individual and company/partnership contractor licences: if late, apply at a Service NSW Centre to restore within 3 months; after 3 months, a new licence application is required. Do not trade until the new licence is issued.[3][4]
  • Qualified supervisor certificate: apply to restore at a Service NSW Centre if late; after more than 3 months, apply for a new licence. You cannot trade until the new certificate is issued.[2][5]
  • Building practitioner registration: the official pages direct holders to the registration restoration route if less than 3 months overdue; if more than 3 months overdue, reapply. While expired, an individual or body corporate cannot make declarations or lodge regulated designs as a registered practitioner.[8][9]

The three-month restoration guidance is not an extension of the renewal deadline. The separate routes and limits above are taken from the page for each credential.[2][3][4][5][8][9]

Check the fee for the credential and renewal term

The official fee schedules below cover July 2026 to June 2027 and say fees may be subject to an annual CPI increase. Confirm the displayed amount in the official renewal transaction before paying.[12][13]

Home Building Act building-work renewal fees (1 year / 3 years / 5 years):

  • Individual building contractor licence: $592 / $1,422 / $2,475.[12]
  • Company building contractor licence: $881 / $2,116 / $3,651.[12]
  • Partnership building contractor licence: $669 / $1,609 / $2,723.[12]
  • Building qualified supervisor certificate: $33 / $66 / $113.[12]

Design and Building Practitioners scheme renewal fees are separate. For building practitioner registration, the current schedule lists body corporate at $1,267 / $2,852 / $4,754; other classes are Pathway 1 at $376 / $845 / $1,409 or Pathway 2 at $408 / $918 / $1,531 for 1 / 3 / 5 years. The fee page defines Pathway 1 as currently holding a Home Building Act licence or certificate in general building work, and Pathway 2 as not holding one.[13]

These figures apply to the stated building-work credentials and registration pathways. Trade or specialist licence categories, other practitioner types, restoration applications and any later fee update have separate amounts; use the linked schedule for the exact item on your renewal notice.[12][13]

What this guide cannot determine

The official sources establish the published renewal routes, requirements and fees, but they do not identify a particular reader’s credential, class, current status, individual eligibility, CPD completion, insurance position or application outcome. Check those against your record, notice and the relevant authority before acting. Processing can take longer when Building Commission NSW requests more information; this guide does not promise an assessment time.[2][3][4][8][9]

This page does not provide renewal steps for design practitioner or professional engineer registration, building certifier registration, owner-builder permits, or trade and specialist contractor licences. Those are distinct credential types; use the relevant official category page rather than applying one of the builder routes above.[2][12][13]
